Protect your dream home with an 11th Month Warranty Inspection
Typically builders offer a one-year warranty on a new home. Generally during this period of time the buyer (you) develops a “punch list” of corrections for the contractor to repair under the warranty coverage. We will come out during the 11th month and perform a warranty inspection before the builder’s warranty expires.
Some defects will not be obvious to the untrained eye. We come in and look at the places you aren’t or can’t see before the warranty runs out or problems start to arise. For example, shingles may have blown off the roof leaving an unprotected space on your roof or you may have a defective A-coil that can cause your HVAC to go out before its time but if detected in the first year, the repair is under warranty.
Following your inspection, you will receive a summary report, complete with photos, that includes information on any material defects observed on the date of the inspection. Armed with this information, you can take any necessary steps to hold your builder and his subcontractors to their warranties while they’re still in force.
We follow ASHI Standards of Practice. This means that we’ll inspect all of the following (if accessible):
- Roof
- Attic
- Electrical System
- HVAC Systems
- Plumbing System
- Foundation
Note: this type of inspection should not be confused with a “standard home inspection” which is more comprehensive in regards to both detail and scope.
